Listening, valuation and coordination to explore a solution. Illustrative scene.
When debt becomes difficult to manage, selling a property may help form the basis of a settlement proposal to creditors.
ClouCasa® supports the owner with valuation and sale, coordinating the property process with the lawyer, notary and other professionals involved. This work calls for discretion, accurate information and careful timing.
Understand the situation
We gather available documentation and provide a reasoned property valuation. With the appointed professionals, we examine issues affecting the transaction: the debt position, mortgages, any property attachments, the condition of the property and the stage of any proceedings.
Prepare a practical sale
We define a marketing strategy, present the property and seek a buyer. The valuation and opportunities identified give the owner and their lawyer practical information to support a proposal to creditors.
Coordinate settlement, sale and payments
Once settlement terms have been defined, we organise the sale in coordination with the lawyer and notary. Deed timing, allocation of the purchase price, handover and the steps required to address encumbrances must be carefully coordinated.
Where enforcement proceedings are ongoing, the lawyer must also manage the relevant procedural requirements.
