Value deserves attention.
Discretion requires a method.
Some properties hold more than financial value: a family history, a chapter of life, a personal balance worth preserving. Entrusting their sale to someone also means deciding how, to whom and when they should become known.
ClouCasa® supports discreet property sales in Rome, with particular attention to prestigious residences and situations requiring careful coordination. We work with owners living in the capital, those who have moved away and those wishing to sell an inherited property.
Discretion may be a professional, family or simply personal requirement. We offer the same consideration to every client, regardless of their public profile or the value of the property.
Establish the reasons behind the value
A distinctive residence calls for a careful assessment of its location, outlook, light, proportions, building condition, outdoor space, interior features and documentation. Together, these inform its positioning in the market.
We examine competing properties and, where available and relevant, completed transaction evidence, distinguishing it from asking prices. These elements support a reasoned assessment, discussed with the owner and aligned with their objectives. A price is a decision to substantiate, rather than a promise of a result.
Agree the exposure and manage the presentation
We define the scope of communication at the outset. An assignment may involve individual presentations through relevant direct contacts and professional relationships, without portal listings or signs at the property.
Where wider exposure is appropriate, we consider selected channels, including those reaching national and international audiences. The approach is agreed with the owner and reviewed against feedback: restricting exposure can affect the audience reached and the time needed to sell.
Protect the details that identify a home
An outlook, a work of art or a detail in a floor plan may identify a property without its address being shown. We therefore review photographs, descriptions and presentation materials together before they are shared.
The precise location, documents and personal information are shared according to the needs and progress of the transaction. Where appropriate, we discuss confidentiality agreements with the appointed professionals. Discreet promotion goes hand in hand with transparency about information relevant to the purchase and compliance with legal requirements.
Prepare meetings and understand the interest
Before arranging a viewing, we discuss the prospective buyer’s requirements, indicative resources and timing. This preliminary conversation helps assess whether their interest is relevant and limits visits driven by curiosity alone.
Appointments respect the privacy and commitments of those living in the property. We collect questions and feedback, keeping the owner informed of progress and any further enquiries required.
Prepare the documentation as carefully as the presentation
A considered presentation must be matched by preparation for the transaction. We organise available records and identify, with the appropriate professionals, enquiries concerning ownership, planning and cadastral matters, encumbrances and condominium arrangements.
For properties subject to cultural heritage protection, we coordinate checks with the notary and appointed technical professionals to establish the applicable restrictions and any notification, authorisation or pre-emption procedures. The timing and terms of the transaction must take these checks into account.
Support owners who live elsewhere
For owners living outside Rome or abroad, we organise inspections, access and agreed updates, clearly identifying matters requiring a decision. If a power of attorney is needed, we coordinate its preparation with the notary, including the formalities applicable to the country concerned.
For inherited properties, we facilitate structured communication between the relevant parties and their professionals concerning succession formalities, ownership and authority to act. Italian tax matters and those linked to overseas residence are reviewed by the appropriate advisers before commitments are made.
One point of contact throughout
ClouCasa® maintains direct contact with the owner and coordinates presentation, enquiries, offers and deadlines. Price, conditional commitments and handover arrangements are addressed in an orderly way, involving the notary and other professionals within their respective roles.
Discretion remains part of the process through to its concluding stages. The owner retains a clear understanding of the work carried out and the information on which to base their decisions.

Questions that deserve
a considered answer.
Clear information is the starting point for an informed decision. These are some of the matters worth addressing before bringing a property to market.
How long does it take to sell a prestigious property in Rome?
Every property has its own market and requires an individual assessment. Timing depends on the asking price, the property’s characteristics, documentary preparation and the agreed level of exposure. A discreet campaign may initially reach a more limited audience.
ClouCasa® develops a reasoned strategy, shares feedback and discusses any adjustments with the owner. We distinguish the time needed to find a buyer from the time required to complete checks and reach the final deed, without guaranteeing a completion date.
How is a residence with distinctive features valued?
Commercial value is informed by the property and its surroundings: location, outlook, light, layout, outdoor space, condition, building quality and documented features. Planning, cadastral and legal matters can also affect marketability and the terms of a sale.
We compare competing properties and, where available and relevant, evidence from completed transactions. Area averages provide an initial reference; an asking price requires a dedicated assessment, explained to the owner in clear terms.
Can I sell without advertising the property on portals?
Yes. We can agree a discreet approach through individual presentations and relevant professional contacts, without portal listings or signs at the property. We define which information may be shared, with whom and at which stage.
Commercial discretion does not remove legal obligations, statutory property registration requirements or duties of transparency towards the parties. Limited exposure may affect opportunities and timing. Its balance with your objectives must be assessed together, without assuming it will secure a higher price.
Which documents should be prepared before a sale?
The starting point includes identification and Italian tax codes, the ownership title, cadastral records and relevant building permits and records. An energy performance certificate where required, available occupancy and building systems documentation, and relevant condominium rules, expenses and resolutions must also be examined.
The list is tailored to the acquisition history, works and any restrictions. Inherited properties require checks of succession formalities and continuity of registered title; cultural property requires the applicable protection records and procedures. A cadastral floor plan alone does not establish planning compliance. We organise document collection and coordinate enquiries with technical professionals and the notary.
Does a seller living abroad pay Italian capital gains tax?
Foreign residence does not, in itself, remove Italian tax liability. For individuals acting outside a business, selling property acquired or built no more than five years earlier may create a taxable gain, subject to statutory exclusions, including inherited buildings and certain main-residence cases.
Five years is not a universal cut-off: specific rules also apply, including those concerning certain Superbonus works completed no more than ten years earlier, with their own exclusions. The type of property and acquisition history of individual shares also matter. A 26% substitute tax may be requested through the notary where permitted; it is not an automatic charge on every sale. A tax adviser checks liability, calculation, taxation method and interaction with the seller’s country of residence. Tax treaties do not necessarily remove reporting obligations in either country.
Is every old property subject to the State’s pre-emption right?
No. The building’s age or location in the historic centre does not, on its own, establish a cultural heritage pre-emption right. The nature of the protection and the rules applicable to the property and transfer must be checked.
For transfers for consideration subject to Articles 59–62 of the Cultural Heritage Code, notification concerns the transfer deed, rather than the preliminary agreement alone. The ordinary exercise period is sixty days from receipt of the notification. In the specified cases of omitted, late or incomplete notification, a period of one hundred and eighty days applies from the statutory starting point. The procedure and its effects on the deed and handover must be planned with the notary, without guaranteeing the outcome or the absence of delays.
Can I sell a property in Rome without travelling to Italy?
You may be represented under a power of attorney suitable for the acts to be carried out. Its wording and powers must be agreed in advance with the notary handling the transaction; an informal authorisation is insufficient.
For a power of attorney drawn up abroad, authentication, any apostille or legalisation, and translation depend on the country, applicable agreements and nature of the document. Consular notarial services may be available in certain cases. We coordinate practical arrangements, while the notary checks that the document can be used.
How is a sale organised when the prospective buyer is international?
We assess channels and collaborations relevant to the assignment, agreeing how to present the property to people living outside Italy. The bilingual ClouCasa® website provides an initial introduction; materials, communications and any language assistance are organised according to the needs of the transaction.
The notary and other professionals address identification, authority to act, anti-money-laundering requirements, payment arrangements and any cross-border tax or financing matters. Working with an overseas buyer requires appropriate preparation; the buyer’s location does not, in itself, guarantee financial capacity or a higher price.
These answers provide general information. Checks specific to the property and the parties are carried out with the notary and the appropriate professionals.
A distinctive property.
A personal relationship.
We begin with a confidential conversation: we listen to your needs, learn about the property and agree an approach suited to its character and your priorities. Activities, progress updates and fees are clarified before the assignment begins.
